- 1. What is unique about your senior living community?

- 2. What are the price ranges of your Arizona homes?
Answer: Very affordable. The custom designed, amenity-rich Arizona senior housing options start in the $90s and peak in the $170s, plus taxes and custom upgrades.
- 3. How much does it take to get into a home?
Answer: We can finance a home with as little as 5% down, with good credit.
- 4. Do you have any special financing packages?
Answer: Yes. We offer very competitive loan programs to fit the homeowner’s needs.
Upon purchasing your home, we will assist you in obtaining the most favorable financing program available that is right for you.
- 5. What’s the difference between manufactured and site-built homes?
Answer: Manufactured housing is the fastest growing sector of the homebuilding industry. Manufactured homes offer a cost-effective way to have the home you’ve always desired. All new construction is Energy Star Qualified, giving you quality and the best energy effiency. Because manufactured homes come ready to complete, the time it takes to finalize is far less than traditionally built site-homes. Finally, our manufactured homes have a one-year warranty, plus a four-year service contract at no additional cost. Traditional manufactured homes have always come with the standard vinyl exterior and a composition roof, but Dolce Vita is proud to offer the option to upgrade your home with stucco exteriors and tile roofs.
- 6. How long will it take to move into my new home at the Dolce Vita senior community?
Answer: Some of our custom designed homes are available for immediate move in. Construction times can vary for a home specifically built for you with your choice of style and design.
- 7. I’m interested in moving in immediately, do you have any spec homes available?
Answer: Yes. We have spec homes available for immediate occupancy. We have custom-designed homes that range in size from 946 to 2,050 square feet. The homes, like all our homes, offer elements such as bay windows, French doors, and soaring vaulted ceilings with skylights. They feature gourmet kitchens, master suites, formal dining rooms and great rooms.
- 8. What are the age restrictions in your senior community?
Answer: Being a 55+ active adult community, at least one resident must be 55 years or older and no one under the age of 40 may reside in the home. (Of course, children and grandchildren are always welcome to visit our Arizona senior living community).
- 9. What does the monthly lease payment cover?
Answer: The monthly lease payment offers you full use of our senior housing amenities and facilities. Our 33,000 square foot clubhouse offers an elegantly appointed book-filled library with a computer center and elaborate billiards room with eight tables. It houses a workout room featuring top-of-the-line cardio and circuit training equipment. It also offers a craft room, card rooms, a relaxing movie theatre and a 6,200 square foot ballroom that is perfect for concerts, dances and parties. Outdoors you can enjoy our 3,000 square foot ocean-entry heated pool, two spas, tennis courts, bocce ball, horseshoes, shuffleboard, putting green and an amphitheater. We are a gated senior community in Arizona, near Mesa and the Phoenix metro, with local owners and management. For comparable properties, our monthly lease payment is the lowest in the Valley.
- 10. What are the advantages of leasing your land versus owning your land?
Answer: Residents at Dolce Vita do not pay homeowners association dues, monthly management charges or membership fees. The space lease pays for all of the community amenities including the clubhouse and all of its facilities. On the other hand, those who own home sites often need to pay homeowners association dues, clubhouse fees, and additional costs for maintenance and improvements in addition to their mortgage. Most importantly, you do not have to spend your money for the land-your cash stays in your account. You save the expenditure for the land and have all of the amenities of a country club for far less per month. In addition to lot rent, you only pay insurance,personal property taxes and utilities.
- 11. What standard features are included in the price?
Answer: Cathedral ceilings, drapery and 2″ blinds, walk-in closets, designer lighting, electric range, microwave, refrigerator, dishwasher, garbage disposal, in-ground setup and site preparation, energy efficient heat pump, low- E windows, desert landscaping, automatic watering systems. Each model is priced using the principal, “What you see is what you get.” This is true with the exception of upgraded flooring and wallpaper, which are decorator items. Upgraded flooring can be selected from our design center. We also offer stucco and tile roofs or vinyl siding and composition roofs. All new construction is now Energy Star Qualified.
- 12. How does the design center work? And, what are some of the brand names you offer?
Answer: The Dolce Vita on-site Design Center offers complete material and finish selection assistance. We have an extensive list of options and upgrades to enable you to truly personalize your home. We offer a complete line of flooring, counter tops and cabinetry selections. In fact, we can beat typical design center prices. And our design consultants are free to our residents. Brand names include: Shaw Tile & Laminate and Tuftex Carpet.
- 13. What types of activities are available?
Answer: Besides those listed previously, at Dolce Vita we offer performing arts trips, casino trips, outings for sporting events, pickleball, hiking, a variety of exercise classes, movie night, water volleyball, water aerobics, putting green contests, line dancing, health and wellness seminars, pool parties and cookouts. We have fashion shows, community service programs and projects, as well as card and board games, mahjongg, Bible study classes, potlucks, theme parties, ceramics, scrapbooking and other craft classes. In other words, we try to provide everything our residents have an interest in. Overall, we seek to create a great atmosphere for those wanting an active senior living experience near Mesa and the Phoenix metro.
- 14. What are the hours of the clubhouse?
Answer: It is there to fit your lifestyle. Hours are adjusted seasonally to meet the needs of the residents.

Answer: We encourage just one small pet, but can discuss your needs with you on an individual basis.
